Random non-Real Estate related thought after watching a bunch of NFL this weekend. Why is playing offensive lineman so difficult? You are huge, incredibly strong and your only job is to put your hands on the guy that's directly in front of you for 4 seconds or less. Why do so many fail at what seems like a relatively achievable task given their size?

Hi Joseph, I don't think she's talking at all about mortgage lenders taking larger risks. There's been significant legislation that prevents that as you know. And the mortgage application data is very strong with high credit score + decent down payment applicants. But her general point is valid. A lot of the growth that we're seeing is in very key areas like healthcare, specifically artificial intelligence but that's a niche (the rest of technology is suffering) and some in logistics. Most other industries are not hiring and many are losing jobs. 7% mortgage is a burden. And yet people will always want homes to raise their families. The thought of losing your job and looking in this job market to find something new right now is definitely more tenuous than it used to be. I think her sentiment is shared and at the same time, I don't think the mortgage lenders in general are doing anything risky. It's just this unfortunate stagnation of housing we all have to wait through.

So prices of homes won't fall because the rates could potentially get cheaper. The opposite is likely to happen. That would just allow more individuals to buy either at a higher price point, or enter the market for the first time. - Inventory by region, and are not talking about building permits. - Current home equity positions - Credit rating / approval of mortgage applications - and while unemployment data is important, it's really about unemployment data of homeowners. Because of the lack of new construction and where we stand in our home buying population - even a drastic economic circumstance would allow many people to remain in their homes and use home equity for a significant period of time. Years in most cases. There is almost no scenario except for an act of God that would dislodge people from their residential equity nests in a significant enough collapse akin to 2008.
