Agreed on all of it. The part I'd add is that the monument keeps earning after the lease is signed. It's the sign the tenant's own patients navigate by. A dental or vet practice in a small suite is spending real money on getting found — the monument does some of that work for them every day. Tenants who get found do better, and tenants who do better renew and grow. So it buys you the lease, then it goes on working on the rent roll you already have.

$11.12 to $15 across 7 suites is the whole deal — and it arrives one lease at a time, not at closing. Curious how you're sequencing it. Do the shorter-tenured suites carry most of the mark-up early? And is the $15 a renewal number or a new-tenant number — in our experience those aren't the same.

Lower cap gains would pull real sellers off the sidelines — a lot of hold-forever is tax lock-in more than conviction. For real estate the wrinkle is the exit isn't only the gains rate. Depreciation recapture is its own bucket today — up to 25% federal — plus NIIT and state. On a building held and depreciated for years, that piece can rival the gain itself. So the detail that actually decides how much 1031 activity a cut unlocks is whether it's written to reach recapture or leave it where it is — matters more to owners than the headline rate.

A 30-year betrayal like this is gut-wrenching. It's exactly why legitimate operators document everything — an operating agreement, title held in the entity's name, investor updates, a K-1. Not because we distrust our partners, but to keep everyone on the same page even in the best relationships. Good paper up front saves you from friction down the road.

Demand's real. The part that gets underestimated is the operating load — 20 contractor bays is 20x the leasing, collections, and turnover of one big box. You're not buying a lower-risk building; you're buying a potentially more profitable investment. Worth it if you actually want to operate; painful if you thought you were passive.

Makes sense to size it to the lease. Same things I'm always calibrating: Quality — audited, or will you take reviewed/compiled or management-prepared? Guarantor — do you require one on a thin tenant entity, and personal vs. parent? Do you hold their financials to the same standard, with net-worth or liquidity minimums? Size — you said it scales; where's your line? What rent or term tips you into demanding audited statements or a guaranty?

That trade only ever penciled at compressed MF caps and near-free debt. The model had to value the center's in-place cash flow — and its tenants — at basically zero, just land under a density play. Reprice the debt and let MF caps adjust to sustainable levels, and the boring stabilized neighborhood center pencils better than the scrape-and-build dream ever did: real tenants, real NNN income, no entitlement risk. Those tenants were always real businesses serving a real neighborhood. Treating them as teardown was a capital-markets artifact, not an operating reality.

Remember when multifamily was so hot that they were buying shopping centers, vacating tenants, scraping, and building five-story new towers? That seems like a long time ago.

Agree — and I'd go further: returning calls and emails isn't just the top 10%, it's an edge that costs almost nothing. You win deals just by being the one who picks up, and brokers bring you the next one because you actually close and communicate. Feel it even more since we brought leasing in-house. Every inquiry that goes unreturned is a real tenant walking to the center down the road. Changes how fast you answer.

I get excited too — assumable low-rate debt is genuine risk reduction and extra cash flow while it lasts. Where people go wrong is treating it as permanent value. It's really a depreciating annuity: the benefit is just the present value of your coupon-vs-market spread over the term you have left. Each year the clock burns down and the balance amortizes, so that savings stream shrinks — and at maturity it's zero and you refinance into a longer-term loan at whatever rate the market is giving you then. So price it like what it is. Pay for it as a finite basis adjustment, not a reason to stretch, and underwrite the exit to today's take-out. Short-dated paper is then a small annuity you shouldn't overpay for; longer-dated debt can be worth real money.

@fortworthchris The 20% was 2010–2019 — cap rates compressing AND rates falling. Strip both tailwinds and 15% is the honest base case, not a downgrade. And if you could actually predict that rate move, you'd have made far more trading rate futures than buying buildings.

@buildertolender The "deliverable leverage" framing is the right one. 95% LTC only works if the lender survives the cycle. What's the failure mode you're seeing most — construction draw shortfalls, or the takeout debt not being there?

In strip retail the "edge others can't see" is rarely a spreadsheet input — it's knowing which vacancy actually fills on that corner and which tenant renews vs. bluffs. That's what grounds the downside rent: what a real tenant signs in that trade area, not mark-to-market. Get it right and you survive the rate move — and because you built the NOI, you can hold or refi instead of being a forced seller.
