A blocked vent or a faulty closure plate can turn a refuse chute into a route for smoke through an entire high-rise. Over 50% of tradespeople in a recent UK industry study consider themselves neurodivergent. Compliance teams need to know what that means for how they communicate. Pippa Smith, from Red Kite Community Housing, drew on her own diagnoses of dyslexia, dyspraxia and autism to explore how executive function and sensory processing shape the way residents respond to safety communication, and how easily that gets mistaken for poor behaviour. Around 10% of her electrically heated homes still present access problems for annual gas checks, something that eases once residents understand why the visit matters. Her fix isn't complicated: clear layouts, flexible appointments and letting residents explain their preferences. The Building Safety (Wales) Act 2026 is coming, and the preparation starts well before every regulation is finalised. At the ASCP26 Building Safety Wales Breakfast, Sarah Cullen, from the Welsh Government, set out how the new regime will apply proportionate duties across three categories of multi-occupied residential buildings, with Accountable Person and Principal Accountable Person roles at its centre. Richard Evans, from Trivallis, added the practical view: building safety cannot sit with one specialist team. It needs housing, assets, compliance, communications and resident-facing services working together from day one. Category 1 registration is expected from December 2027. What an incredible two days, ASCP26, thank you for showing up in force.
